Cobb County gets more severe weather than its suburban look suggests. On January 12, 2023, an EF1 tornado with 110 mph winds hit the Ivy Log area of Austell, damaging 50 homes. On December 29, 2024, a brief EF1 tornado with 95 mph winds damaged about a dozen homes off Bryant Lane in East Cobb. Georgia as a whole averages about 30 tornadoes a year, and much of the damage in between comes from straight-line wind dropping trees onto roofs.
Metro Atlanta also took the September 2009 floods, when the Sweetwater Creek basin reached the 500-year flood level, so a storm here can mean wind, falling trees and water in the same event.
The first day is about stopping further loss: tarping the roof, boarding openings and removing fallen limbs. Then come the assessment, the insurer's estimate and the repair scope, and the two often differ. A contractor who does both emergency work and reconstruction can avoid a hand-off, but get the scope and price in writing either way and confirm permits for structural repairs. Photograph everything before anything is moved. Our guides on tarps, board-up and storm chasers and on the adjuster's visit and choosing a restoration company walk through these decisions.
