Mold and water damage near Lake Lanier

Buford sits at the foot of Buford Dam, which the Army Corps of Engineers built in the 1950s to create Lake Lanier for flood control, power and recreation. The lake has about 692 miles of shoreline, and homes near it and along the creeks that feed the Chattahoochee basin live with a high water table and damp ground. In 2004 the remnants of Hurricanes Frances and Ivan dropped enough rain to cause major flooding there, and in 2024 Hurricane Helene left widespread totals of 7 to 10 inches across the Atlanta area.

Gwinnett's clay soil drains slowly, so gutters and grading matter. A small roof or plumbing leak in a humid Georgia summer can feed mold in a wall cavity for weeks before a stain shows.

What a mold and water job involves

Two questions come first: where the water came from and how long materials stayed wet. A clean supply-line leak caught early can often be dried in place. Sewage or flood water is contaminated and means removal of porous materials. If mold is already present, the affected area is contained, materials are removed or cleaned, and air is filtered before rebuilding. Ask for moisture readings before and after, a written scope and whether mold testing will be independent. Our guide to burst pipes and floods, plumber or restoration company first helps with the first call, and mold after water damage covers what comes next.
