Miami has two water seasons. From May through October the rain arrives in heavy afternoon showers and thunderstorms, and the city receives roughly 60 inches a year, most of it in those months. In spring and fall, the highest tides of the year, the king tides, can flood low streets under clear skies, and South Florida's water table is high enough that drainage is hard.
Hurricane Andrew in 1992 changed how the county builds. Miami-Dade and Broward make up the High-Velocity Hurricane Zone, where exterior openings must be impact-rated or shuttered. Newer buildings resist wind better, but humidity stays high, averaging near 78 percent in September, so mold can follow any water event that is not dried out promptly.
Water work means extraction, removal of wet materials and structural drying, with equipment set so that air is actually dried, not just moved. Mold work adds containment and a check that moisture has been removed at the source.
For fire, the job is soot and smoke residue removal, deodorizing and contents cleaning, and in a condo it can involve neighboring units. Ask how each stage will be documented. Smoke damage you can't see and documenting your loss are good reading before the first estimate.
