Atlanta's water problems follow its creeks. In September 2009, about a week of rain, with a narrow band near 20 inches, pushed Peachtree Creek and dozens of other north Georgia waterways to record levels, and roughly 20,000 buildings took major damage. In September 2024, Hurricane Helene put 11.12 inches on the city in 48 hours, breaking an 1886 record, and Peachtree Creek went into major flood again. Houses in the creek valleys of Fulton and DeKalb counties carry that history whether or not their own block has ever flooded.
Much of the region sits on dense red clay that drains slowly, so water lingers against foundations long after a storm ends. Older houses with finished basements or low crawl spaces are where it tends to get in, and a sewer backup during heavy rain is a separate risk from a creek rising.
Flood water that comes from a creek, storm drain or sewer is treated as contaminated, so porous materials it touched, such as carpet, pad and lower drywall, are usually removed rather than dried. Clean leaks from a supply line or appliance are handled differently: standing water is extracted, affected areas are opened, and air movers and dehumidifiers run until moisture readings match unaffected materials. Ask how readings will be recorded and who signs off that the structure is dry. Our guide to the first 24 hours after water damage covers what to do before anyone arrives, and mold after water damage explains what follows if drying is slow.
